The estate is located at the gates of the Renaissance city of Florence, nestled in a gentle, fresh hilly landscape. The famous Chianti region and the Val di Chiana are in the immediate vicinity. The medieval towns of Arezzo and Siena can be reached by car in 1-2 hours.

The estate has a total area of approx. 95,000 m² (including approx. 75,000 m² of agricultural use). It houses a main building, a large outbuilding, a cellar, a smaller outbuilding, a farm building, an infinity pool and several gardens, a spacious terrace, two verandas and a patio with wonderful views of the Tuscan greenery.

Description:

The main building consists of a large kitchen, a dining room, a storage room and seven rooms and a suite. All rooms are equipped with WLAN TV, air conditioning, toilet, shower. The individual rooms are furnished and named after typical Tuscan artisan workshops.

The Annex consists of two bedrooms — each with a private bathroom (1x with bathtub/shower panel, 1x shower room, both with a large window). In addition, in the lower part of the annex, there is an open kitchen of approx. 18 m² equipped with sink, dishwasher, gas stove, refrigerator, wood stove, cast iron plate, thermal kitchen, bar counter, dining table with adjoining living room and corner fireplace.

Outside, there is a veranda of approx. 22 m² and 32 m² with a rustic stone floor and marble sink as well as a patio (below the terrace) with an area of approx. 22 m² and a gas thermal bath and electrical panel in a closed housing.

In addition to a spacious and well-kept garden, there is a 120 m² terrace with a beautiful view of the valley.

An additional small building is equipped with a laundry room, a toilet, a closed shower, an outdoor shower, an outdoor kitchen with water connection and stone basin, pizza wood oven and a large grill. There is also a farm building with space for agricultural machinery and equipment on the property. Next to the access road is a carport (height approx. 2.90 m) for several cars, tractors and machines. A building permit is available so that two apartments could be added.

The modern infinity pool (11 x 6 m) with solar shower and a large external shower invites you to relax. The pool is equipped with professional technology: modern, automatic water treatment and ozone device. There is also an automatic 11-zone sprinkler system (Rain-Bird) to which ten meadows are connected for irrigation.

A photovoltaic system (production 12.2 kW/h) is used to generate our own electricity. The surplus energy can be fed into the power grid and sold (revenue approx. EUR 4,000 — 4,500.00/year).

The water comes from a spring in the mountains and is stored in a private well (70 m depth, 60 litres/min pure water). In addition, the water supply is connected to municipal water.

The rooms are heated with central wood or propane gas heating. The Grounded Propane Gas Tank holds 1,800 liters. The hot water is warmed up with electrical energy, wood and propane gas; solar panels are also used in the outbuilding in summer.

In 2009, the estate was completely renovated:

Replacement of all electrical cables, installation of heat pumps/air conditioning systems in all rooms, modern sockets, removal of bathrooms, restoration of floors, complete overhaul of all

Walls, wooden beam renovation, restoration of the large fireplace, cotto floors/tiles, thermo-kitchen wood heating and central heating with gas boiler and solar heating (two panels in the annex).

Permission is required for the installation of additional devices and building parts that are firmly connected to the existing building.

A recent Energy certificate Was presented by the owner after clarification regarding the information requirement in accordance with § 3 EAVG 2012. The average annual turnover of the agriturismo (room rental and catering, olive oil production, energy sales from a PV system) fluctuates depending on rental capacity and crop yields. In 2021, a turnover of around EUR 128,000.00 was generated and in 2022 a turnover of around EUR 170.000.00. The yield of olives can be increased through more intensive management.

The Staff for Room Cleaning, Kitchen, Gardening, etc. can be taken over when buying and (with) their many years of experience.
